Around 5 acres – The most common size we offer, providing plenty of space for homesteading, livestock, or building a cabin.
Up to 10 acres – Occasionally available for those looking for more room to spread out.

What does A5 zoning mean?
All of our 5+ acre properties are in A5 zoning (Agricultural, 5-acre minimum lot size), which allows for a variety of uses, including:
Farming and livestock – You can raise animals, grow crops, and use the land for agricultural purposes.
Building a home or cabin – Residential construction is permitted as long as county water and septic requirements are met.
Recreational use – Camping, RVing, and off-grid living are allowed, but full-time RV living requires additional permits.
Can I build a home or cabin on my land?
Yes! Most of our properties allow you to build a single-family home, cabin, or agricultural structure. Before building, you’ll need:
An approved water source (either a well or access to public water).
A septic system permit for wastewater disposal.
A building permit from Duchesne County.
Are there any restrictions on what I can do with my land?
Properties are pretty flexible, but key restrictions include:
No full-time RV living unless you have a building permit.
No subdivision of lots under 5 acres.
All residential builds must meet water and septic requirements.
Any commercial business or campground development requires county approval.
Any property under 1 acre is strictly for recreational use only.
